had my house valued bad times!!!!!

:cry: Has anyone had there house valued lately omg im still in shock the value of my 3 bed terrace has gone down £17,000 if not more in the last 2 years!! Was sick as a dog on friday when a little geeky estate agent came and said you wont like what iv'e got to say, 105,000 to 110,000 at a push!!! :confused: what!!!! my mum sold hers same house no way as good as ours for £137,000 2 years ago!!! after a weekend streeeeesd out big time another came on mon and said £125.000 got my head around that now but what is this country coming to??? Well just gonna have to count our losses!! Need an extra bedroom so i can foster a second child (best job in the world if you can call it a job lol)

Look at it this way , if your house is 'worth' less , so will the house you want to buy .

That's exactly what I was going to say. It is crap, but it is all relative.
Gone are the days of making big money on property, in my opinion - unless you move from London to rural Lincolnshire!!!

As long as you are not in negative equity then it's not so bad. Although it is still quite heartbreaking.

Ive never understand these estate agents how they all come up with different figures.

When Ive watches these housing programmes then have them valued wildly different prices sometimes 30,000 more than the other how does that happen do they just think of a number?

fingers crossed for a quick sale at the price we have put it on at!! I think the estate agent was taking the micky a little!! :eek:

We have been looking at rental properties in the U.K. as opposed to buying and I have been shocked by rental prices.

We have had exactly the same problem! Currently have a mortgage on a flat but looking to buy a house. Because our flat is pretty much worthless we have been advised the best thing for us to do in our case is to rent it out (as its actually worth a lot rental wise) and get another mortgage on a house. So thats our current game plan. Housing market is crap for selling at the moment, unfortunately its a buyers market right now.
 
Its only a buyers Market tho if you have a big deposit. As a single person there's no way I could get a mortgage on my salary!. I do choose to live in the sunny south mind but it's still impossible to buy. Now where did I put that lottery ticket?! :)

did you have yours valued before or are you just going on what others "the same" as yours have gone for recently?

if the latter then it's not a fair comparrison..
your mum's house may have been the same as yours down to the last nut and bolt, but if it's not next door then the street itself will change the value as some are nicer than others..
your neighbours property also plays a small part in the value of yours..
you could have the nicest house in the world, but if it's sandwiched between 2 neighbours who have a rusted car on the drive on one side and an old 3 piece suite and tumble dryer on the front jungle on the other, then people just aren't going to want to live there or pay that much..

I know my mum lived next door but 1 in a identical house, and my sister in law in another they both sold for around 17,000 more 2 years ago :sigh: oh and no probs with the neighbours either we rely thought maybe it would have dropped by a couple of grand or so but no!! The estate agent had rely done his homework too!!
